What is a warranty deed?

A Warranty Deed is a deed issued by the Seller that warrants the title against any possible defects.

It is also nicknamed an "Unconditional" Deed since it is the purest form of Deed issued, not only guarenteeing against the current owner's acts but all previous owners for the entire history of the property.

The new Deed is not a title agency charge. It is a legal document prepared by either the Seller, personally or by an Attorney.

That is why the Deed showed as a separate charge. There is no set fees for Deed prep. It is usually whatever is "typical" for the market or whatever that particular attorney's office charges.

Depending on the state it could be as low as $25 or as high as $225.
